How do I know if you can build on my land?

Once it is determined your land is within the Main Street Homes geographic area, we will be glad to review the site with you and give guidance on where it would be best to build and what might be some of the challenges (if any) to building on that particular location.

What determines the cost of my home?

Many factors can determine the final cost of your new home.  Main Street Homes has built over 1,500 homes and we’ve been in business for over 25 years.  We currently offer over 35 home plans in more than 15 communities.  This means that we know exactly what it costs to build our homes.  Why is this important to you?  Main Street Homes is a builder that can provide you with specific pricing on your selected home plan, any foundation requirements based upon your land, selected home plan options, your design selections and more!

You’ll have an opportunity to visit our Design Studio early on to experience the different selections that we offer in our homes.  As an added value, we include excellent standard finishes in our homes – Mohawk RevWood Laminate 5” plank floors in the main living areas on the first floor, granite countertops with a ceramic tile backsplash in the kitchen, and stainless steel appliances. With Main Street Homes, there is no guessing as to the final price of your home.  Our New Home Consultants are happy to sit down with you to discuss your ideas and budget for your new home.

Are the Main Street Homes' plans flexible?

Absolutely! Our in-house design team is committed to creating homes that address the needs of every buyer’s lifestyle. With over 40 floor plans from which to choose, exquisite furnished model homes to tour, and a professional design team with a studio full of amazing finishes, building your ENERGY STAR® Certified home with Main Street is easy! Main Street Homes continues to stay on-trend by designing new floor plans for today’s home-buyer. Main Street Homes offers one and two story home plans, and over twenty with first floor primary bedrooms!  

Select your dream home plan from our extensive collection, and then talk to your New Home Consultant about personal choices and requests that make it your own!  Our home plans offer our customers numerous options personalize their home to meet the way that they want to live – from built-ins for drop zones, wine bars, bookcases, or open shelving in your kitchen to adding a jack and jill bathroom, sunroom or extra garage space, changing out a living or dining room for a study or guest bedroom, or creating an outdoor living oasis with a screen porch, double-sided fireplace, deck or patio – you can make your dream home a reality!

What is the timeline to build our new home?

There are several factors that can determine the timeline for your new home's completion date such as permitting, inspections and weather. Generally, it will take approximately 10-12 months to build your home from the contract to completion. You will enjoy working one-on-one with your New Home Consultant, Design Consultant and Construction Manager.  We keep you involved in the construction process every step of the way, and even provide a custom Path to Ownership that details each step of the building process!

How do I make my home design selections?

One of the most thrilling steps in building a new home is selecting the products and finishes that make your home uniquely you- Your HOME, Your WAY! Whether you know your personal home design style or you need inspiration and guidance, our design team guides customers every step of the way during the process. Our newly renovated Design Studio is an amazing one stop shopping experience where we have over 3,700 square feet of space designated to display the high performance products and finishes that you can experience, touch and use to create your dream home!

What kind of financing do you require to begin the building process?

If you choose to finance the build of your new home, you will need to secure a "construction loan." Our preferred lenders are experts in this field and will be glad to set an appointment with you to discuss the construction loan process. Building a new home on your property operates differently than purchasing an existing home or a new home in one of our communities. Typically Conventional, VA, FHA and RD loan financing supports existing home purchases and will not qualify as a construction loan. Our New Home Consultants are happy to sit down with you to discuss your financing options and loan process.

Are Main Street homes turnkey?

It can depend on the location. Utility hook-ups for gas, electric, or public water and/or sewer, are usually managed by the homeowner.  We’ll walk you through the process, but by doing it yourself you save time and money. We take care of most everything else it takes to build your home – site work, septic, well, driveway, permits, construction – you’ll see all the details in the package we prepare, with your very detailed estimate.

Can I use my lot as a down payment?

The new construction lenders we work with offer a variety of programs. We’ll be happy to provide their contact information, so they can tell you how that can work.

I’m used to public sewer. Aren’t septic systems something used in rural areas?

Many lots in Virginia over about half an acre have septic systems – including neighborhood communities and country club estates. Septic systems are extremely common, with systems designed for the type of soil in the area. Be sure to find out what the perk is – it can make a big difference in how much engineering is required for the system, and impact your build cost. We’ll tell you how that works.

What if I want a pool out back later on?

If you’re considering a future pool (and the neighborhood covenants allow it), let us know ahead of time. It can make a difference in how the county views your septic and well placements. It is important that you let your New Home Consultant know your future plans so they can ensure the proper arrangements are made during the planning stages so that you may carry them out in the future.

Where’s the best place to put my house on the lot, and why?

Several factors need to be considered in the location of your home. Well and septic placement, setbacks, easements, topography and covenants all come into play. This is what our lot assessment is all about – the fit of your home to your lot – within the parameters of what can be done.  Our goal is to ensure that the home is placed in the best possible spot for you taking into consideration all of the factors that are important to your new home and future land use.

Does a house built on my lot carry the same warranty as other Main Street Homes?

Absolutely! Main Street offers a one-year warranty on materials and workmanship and a transferrable 5-year structural warranty through Residential Warranty Company, LLC (RWC).

Will my house be ENERGY STAR® Certified like other Main Street homes?

Yes, Main Street exceeds Energy Star® standards on all our homes.  To give our buyers confidence in this, we go the extra step to have our homes Energy Star® Certified.  The advantages to our homeowners is reduced leaks & drafts, more consistent temperatures inside the home, better durability, improved air quality, and peace of mind from having trained and certified professionals perform independent inspections and testing – not to mention significant cost savings in utility bills!
